Leaseholder Updates
Service-charge information, planned works updates, statutory consultation notices and other formal leaseholder material relating to estate works, gathered in one place.
Service Charges and Annual Updates
Leaseholders receive an annual service-charge statement that sets out the cost of managing and maintaining the estate over the previous financial year. Camden calculates these charges based on actual expenditure for shared areas, building services and management costs. At the start of each year, Camden also issues an estimate for the coming period so leaseholders can understand the expected costs ahead of time. These estimates may differ from the final figure once the full year’s accounts are completed.
Service charges cover a range of items, from communal cleaning and grounds maintenance to repairs, utilities for shared areas and the administration required to manage the estate. Camden provides a breakdown showing the main cost headings and how each element has been calculated. If adjustments are necessary after the accounts are reconciled, these are explained in the year-end statement. Leaseholders who have questions or who wish to understand their account in more detail can request clarification or supporting documents from Camden’s leaseholder services team.
Planned Works and Section 20 Consultation
When Camden intends to carry out major works that will result in significant costs to leaseholders, the council must follow the statutory Section 20 consultation process. This process ensures that leaseholders are informed in good time, are given details of the proposed works and estimated costs, and have the opportunity to comment before decisions are made. Camden will issue notices at each stage, normally beginning with an early “Notice of Intention” that describes the planned works and explains why they are required.
Leaseholders are invited to give written observations during the consultation period, and Camden must take these into account before progressing. Later in the process, a second notice sets out the tenders received and the estimates for each contractor. Leaseholders can review these figures and ask questions about any part of the proposal. The aim of this process is to ensure transparency and to give leaseholders a clear understanding of the scale, cost and timing of planned works on the estate.
Major Works, Costs and Payment Options
Major works can result in higher charges, depending on the scale of the project and the block or building elements involved. Camden will provide an estimate before works begin, based on tender returns and professional assessments. It is normal for final costs to vary slightly once works are completed, and Camden will explain any adjustments when charges are finalised. Leaseholders will receive a breakdown showing how costs have been allocated and what elements form part of the overall total.
Payment options may be available for larger bills, including instalment plans or extended arrangements for those who meet certain criteria. Leaseholders are encouraged to contact Camden early if they anticipate difficulties meeting a payment deadline. Camden can also provide information on the scope of works, the reason for each cost, and how the project contributes to maintaining the building over the long term. Clear communication helps ensure that leaseholders understand both the works being undertaken and the financial implications.
Communication and How Camden Issues Notices
Leaseholders receive a mixture of statutory notices, annual statements and general updates relating to works, repairs and building services. Camden normally issues these communications by post, but some updates may also be provided through email or online channels if leaseholders have opted for digital contact. Notices must be issued within specific legal timeframes, and leaseholders are encouraged to read them carefully and respond within any stated deadlines.
Accurate contact information is essential to ensure that notices reach the correct address, especially for leaseholders who do not live at the Brunswick full-time. Camden may also display general information about major works in communal areas so that all residents are aware of key dates or project activity. Leaseholders who have questions about a notice or who require more information can contact Camden directly for clarification.
Reporting Issues and Requesting Clarification
Leaseholders can request further information on service charges, major-works estimates or any notices they receive. Camden is required to provide a reasonable level of supporting detail, and leaseholders may also ask for copies of relevant documents or evidence used to calculate costs. If there are concerns about billing, consultation, or the standard of works delivered, these can be raised with the appropriate Camden team for review.
Leaseholders who remain dissatisfied after initial contact may be able to use Camden’s formal complaints process or seek independent advice. Raising issues early helps ensure they can be addressed before final charges are issued or before a project progresses too far. Clear routes for communication allow leaseholders to stay informed and maintain confidence in how services and works are managed.
